  • How much is the rent?

  • Is there a lease? What are the lease terms?

    We only offer 1 year leases

  • How much is the deposit? What are the move-in costs?

    The deposit depends on unit type & credit score. If your credit score is above 600 typically deposit ranges from $600 to $1000, but if not then we request 2x deposit & a co-signer.

  • What is the application process and screening criteria?

    We conduct a criminal and credit check. We require a gross monthly income of at least 2.5x the monthly rent and no previous unpaid evictions or balances. A minimum 600 credit score is required. Anything lower than a 600 credit score requires a co-signer.

  • When can I move in? Can I move in on the weekend?

    Yes, all move-in are scheduled within a 30-day and all weekend move-in are by appointment only.

  • How do I pay rent?

    All charges & rent payments are collected electronically thru Appfolio. Do not worry if you don't have a credit card nor bank account, Appfolio collects e-cash payments thru PayNearMe. Feel free to ask our leasing agent about PayNearMe & they will be more than happy to assist you.

  • When is the rent due and are there prorations? Late fees?

    Rent is collected on/beofre the first of the month. The rent charge posts midnight on/before the last day of the month. The prorated rent charge posts upon move-in. 

  • What does the security deposit cover?

    The secutity deposit covers holding the unit, removing the listing, & move-out charges. Typically we charge for deep cleaning for standard habibility.

  • Are pets allowed in the building? What is the pet policy? What if I have an ESA Pet?

    Yes, an ESA animal is not considered a pet because we do not allow pets.

  • What kind of parking is available?

    We offer one assigned parking per unit.

  • What are the amenities and when can I use them?

    The community shares 1 pool & 1 playground area.

  • Are there plans to update or improve the property?

    Yes, we plan to continulally improve the property in the future.

  • How much notice will I need to give before moving out?

    Intent to vacate a unit is done electronically and by default it's set 30-days out.

  • How much notice must the landlord give me if they're cancelling my lease or need early termination?

    The landlord can't cancel your lease unless thru court.

  • What is the penalty for breaking my lease? Or need a month-to-month lease?

    Our lease typically expires to become month-to-month lease, after a year.

  • Can I sublet my apartment? What about Airbnb?

    No

  • Can I make changes to the apartment?

    No

  • What appliances are included?

    The list of applicances depends on unit type & size. All units have a fridge, A/C, and heating but then some units include a dishwasher.

  • Are utilities included? If so, which ones? How much will utilities cost?

    We pay our utility company for water, sewer, and gargabe. You pay for electricity & cable TV. Your average total cost is in the amount of $100 per month.

  • What else is included in the apartment? What about maintenance requests?

    We have 24/7 on-site management & maintenance. All requests can be made online thru a tenant portal.

  • What is the building's guest policy?

    Guests are allowed to stay for a maximum of 5 days.

  • Is there any storage available?

    Storage lockers are located in your assigend parking.

  • What kind of public transportation is nearby?

    The public VTA bus service is located on Camden Ave.

  • Is the property in a good school district?

    The school district is Cambrian Area. We are located nearby Noddin Elementary, Unitin Middle, and Leigh High schoold.

  • How safe is the neighborhood?

  • How secure is the building?

    We offer 24/7 security because all buildings are open to the public.

  • Am I allowed to have a roommate or partner move in?

    Yes, we allow more occupants to apply for move-in. Please ask the on-site manager for more information.

  • Is renter’s insurance required?

    Yes, we require all applicats to purchase or show proof of renter's insurance prior to move-in

  • Is there an on-site management and maintenance crew? Who do I contact with any issues?

    We have 24/7 on-site management & maintenance. All requests can be made online thru a tenant portal.

  • What types of repairs are covered in the rental agreement?

    We perform a move-in inspection w/ lots of photos. After that the tenant is responsible for maintaining the unit. Typically we charge to repair a broken ceilings, windows, doors, and walls. Those repairs can be filed as a claim thru insurnace. Any additional repairs beyond this must be discussed w/ your assigned claims adjuster.
